Wichan Wiriyaphusit, chief financial officer of Sansiri Public Company Limited, or SIRI, one of Thailand’s leading property developers, said the company’s second-quarter performance improved considerably from the previous quarter.
The growth was driven by stronger transfers of both low-rise homes and condominiums. Transfers recovered in the premium and mid-market segments, while the affordable segment continued to perform well.
As a result, Sansiri recorded net profit of 1.005 billion baht in the second quarter, up 16% quarter on quarter, while total revenue rose by 13% to 7.544 billion baht.
The performance was supported by a greater contribution from condominium transfers, together with continued strong sales of low-rise homes priced at no more than 10 million baht.
For the first half ended June 30, 2026, Sansiri reported net profit of 1.869 billion baht and total revenue of 14.235 billion baht.
Despite challenging market conditions, first-half sales exceeded the company’s target at 25.5 billion baht, equivalent to 53% of its full-year goal.
A total of 12 projects worth more than 18 billion baht were sold out, while another eight projects with a combined value of more than 11 billion baht were approaching sell-out status.
Sansiri has continued to maintain its liquidity and follow its strategic plans by proceeding cautiously with new project launches.
The company is focusing on developing projects in suitable locations with genuine residential demand and investment potential.
One highlight is the 6.4-billion-baht XT 10 Ekkamai project, which has achieved sales of more than 30% in line with its target. Low-rise homes priced at no more than 10 million baht also generated strong first-half sales.
Sansiri is continuing to develop products tailored to the lifestyles and behaviour of modern consumers, while setting prices appropriate to purchasing power in every segment.
The strategy is intended to strengthen competitiveness and create continued growth opportunities, as reflected in the company’s expansion into the custom-home construction business through Tonbabb Crafted by Sansiri, which has received a strong response.
Stronger recovery expected in second half
Sansiri expects its recovery to become more pronounced during the second half of the year, supported by four key factors.
1. Strong backlog
The company has a sales backlog of more than 26 billion baht, with approximately 40% expected to be recognised as revenue during 2026.
2. Condominiums ready for transfer
Six newly completed high-rise projects worth a combined 18.3 billion baht are due to be handed over, including SHUSH Ratchathewi and Via Ari.
3. Growth in high-potential provincial markets
Projects in strategic locations including Phuket, Hua Hin, Chiang Mai, Khon Kaen and the Eastern Economic Corridor areas of Pattaya and Bangsaen have recorded particularly strong growth.
These locations also offer high rental yields, attracting both investors and foreign buyers.
Projects include The Standard Residences, Hua Hin, while Sansiri is preparing to launch the luxury pool-villa development The Tales Story One BangJo Phuket in Phuket.
4. Twenty-one new projects worth 27 billion baht
Sansiri plans to launch 21 new developments worth a combined 27 billion baht, comprising 12 low-rise and nine high-rise projects.
Major flagship developments will include the company’s first Well-being Community, covering 142 rai on New Krungthep Kreetha Road, and Ratchaphruek Community, a residential development spanning more than 1,000 rai.
Other projects include The Monument Sathon, a new HAUS-branded development in T77, CANVAZ Palette Cherngtalay, and new developments in prime Phuket locations covering both urban and tourism areas, including Sam Kong and Patong.
“Although the overall property market has yet to show clear signs of recovery and continues to face pressure from limited economic growth, high household debt and external risks, several positive factors remain,” Wichan said.
“These include lower transfer and mortgage-registration fees for properties priced at no more than 7 million baht, the Monetary Policy Committee’s decision to maintain the policy interest rate, our diversified portfolio management, our strategy of selecting locations with genuine demand and confidence in the Sansiri brand.
“These advantages will help support purchasing power and enable the company to deliver stable growth in line with its targets.”
Sansiri will continue to focus on product quality and after-sales service, reinforcing its position as a leading property developer with strong and stable growth.
